🚨 Important Update for Landlords: Section 21 Is Being Abolished 🚨 
 
Major reforms are coming to the private rented sector in England β€” and landlords need to be prepared. 
From 1 May 2026, Section 21 β€œno‑fault” eviction notices will be abolished under the Renters’ Rights Act 2025. This means landlords will no longer be able to end a tenancy without providing a statutory reason. 
 
Here are the key dates you must know: 
πŸ“… 30 April 2026 β€” Last day to serve a valid Section 21 notice. 
πŸ“… 1 May 2026 β€” Section 21 is abolished. 
πŸ“… 31 July 2026 β€” Deadline to issue court proceedings for any previously served Section 21 notices between 1 February 2026 and 30 April 2026. 
After these dates, landlords must use Section 8 grounds, which require evidence and may involve more complex legal processes.
